A Tuscan-Inspired Luxury Home in Los Angeles

A bespoke design story bringing European serenity to California living.

1From Sketch to Reality

Developer Edward Grigoryan and designer Lidan Sfadia transformed their two-year-old vision into a 7,300 sq ft single-story U-shaped home. Located in Tarzana's quiet neighborhood, the residence blends craftsmanship details with Tuscan architecture. Centered around a courtyard, the design prioritizes seamless indoor-outdoor connections.

2Crafting Atmosphere with Natural Materials

Olive trees imported from Napa Valley and limestone walls draped in climbing vines establish Tuscan vibes at the entrance. The 12-ft ceiling foyer features hand-applied greige plaster walls softened by Belgian linen drapery. Tumbled limestone floors and French iron doors highlight European-inspired details throughout the home.

3Landscape as Architecture

The U-shaped layout divides private and social spaces into two wings while maximizing natural light and views. The central pool, surrounded by fragrant rosemary, blurs boundaries between built and natural environments. A 35-ft entrance bridge was designed as the courtyard's focal point.

4Zen-Inspired Atrium

The home's most dramatic feature is a central atrium showcasing a crane-installed Bonsai tree. Framed by surrounding architecture, this space creates a meditative pause within the home. The adjacent kitchen features custom oak cabinetry and a Bonsai marble island, creating what designers call a 'full circle moment.'

5Balancing Scale with Livability

Inspired by Tuscan villas, interiors use materials meant to age gracefully. The family room's floor-to-ceiling fireplace serves as a sculptural anchor between RH's Belgian linen sofas. Local artist Zack Bayati's custom artwork and Berber Imports accessories add character throughout the thoughtfully designed spaces.

6A Private Sanctuary

The home sold off-market to a couple relocating from Malibu seeking privacy. Despite dramatic 12-ft ceilings and 10-ft windows, the home maintains practical living details. Designers emphasize achieving this balance was their ultimate goal, creating spaces that feel both grand and intimately livable.

7Primary Suite Serenity

The primary bedroom boasts garden views and its own fireplace. Jenni Kayne linen bedding with Parachute Home linens and RH's Belgian linen chairs create understated luxury. A Zara Home side table and jute rug add warmth. The en-suite features handmade Moroccan tiles, a freestanding tub, and brass-clad shower.

8A Lasting Legacy

Sfadia describes the project as 'a resort-like home designed to infuse peace.' Realizing their dream of a sprawling single-story home, the designers created a legacy property meant to improve with age. The off-market sale demonstrates strong demand for permanent, serene sanctuaries in modern life.
