1Project Overview and Location

The Rustoordlaan housing project, designed by Atelier M Architects + Planners, is located within Heuvelhofpark in Kessel-Lo, Belgium. Developed for the social housing company Dijledal, the site encompasses 2797 square meters. The project was completed in 2026, focusing on creating a residential environment that harmonizes with the surrounding natural park landscape.

2Strategic Site Integration

To preserve existing trees and minimize environmental disruption, architects Sylvie Hagens and Luc Bosmans opted for a highly compact building footprint. The structure is rotated 17 degrees relative to the site orientation. This specific geometric adjustment allows the building to nestle into the park while maintaining a minimal impact on the local ecosystem.

3Materiality and Aesthetic Choices

The building features a distinct exterior wrapped in light green terracotta panels, supplied by NBK Keramik GmbH. These are complemented by reseda green window frames, creating a cohesive visual identity that blends with the park foliage. The material palette emphasizes sustainability and aesthetic integration within the dense greenery of the Kessel-Lo site.

4Residential Unit Capacity

The development provides 30 individual housing units designed to offer residents a unique living experience. By elevating the living spaces, the design allows inhabitants to reside among the treetops. This approach prioritizes the quality of life for social housing residents, ensuring access to nature and light despite the compact nature of the building.

5Collaborative Engineering Efforts

The project involved a multidisciplinary team to ensure structural and environmental integrity. Houben NV served as the general contractor, while BAS bvba handled structural engineering. Mechanical, electrical, and plumbing systems were managed by Botec nv, with EGEON providing specialized consulting on environmental sustainability to meet the project's rigorous ecological performance standards.

6Design Team Leadership

Lead architect Sylvie Hagens directed the design process, supported by Luc Bosmans and Jérôme Decaffmeyer. Their collaborative work focused on balancing the requirements of social housing with the constraints of a sensitive park location. The team successfully navigated complex site conditions to deliver a project that prioritizes both density and environmental preservation.

7Sustainability and Construction Standards

Sustainability is a core pillar of the Rustoordlaan development, reflected in both the material selection and the site-specific design strategy. By utilizing terracotta panels and focusing on a compact footprint, the project reduces its overall environmental footprint. These choices align with modern residential architecture standards that emphasize long-term ecological and social viability.

8Impact on Social Housing

The Rustoordlaan project demonstrates how social housing can successfully integrate into high-value natural landscapes without compromising on design quality. By prioritizing tree preservation and innovative building orientation, the project sets a precedent for future developments in Leuven. It proves that compact, sustainable architecture can provide high-quality living spaces for residents.
