1Architectural Marvel in Tight Space

Located on a flagpole-shaped lot with just 2 meters of frontage in Tokyo's Koenji district, this office building turns spatial constraints into opportunities. Designed by SO&CO, the structure proves that impressive solutions are possible even in limited spaces by challenging conventional reinforced concrete systems.

2Structural Innovations

The project aims to break free from limitations imposed by traditional rationality of reinforced concrete frames with shear walls. The architectural team explores innovative uses of concrete, expanding its functions as both load-bearing and spatial elements.

3Layered Space Composition

Despite the small 50-square-meter site, the building offers efficient workspace with three above-ground floors and one basement level. The design ensures fluid transitions between floors despite the narrow frontage, harmonizing with Tokyo's urban fabric.

4Engineering Collaboration

Developed with structural consulting by LOW FAT structure and mechanical system design by Y.M.O and Sakuragumi, the project highlights interdisciplinary collaboration. Constructed by Maekawa Construction, the building was completed and opened in 2025.

5Tokyo's Architectural Texture

Located near Koenji Station, this project serves as an important example of how architectural solutions can be developed in Tokyo's dense urban context. It demonstrates that functional and aesthetic buildings are possible even on narrow lots.

6Pushing Architectural Boundaries

SO&CO's project expands architectural freedom by going beyond traditional construction methods. It stands out as a reference point proving that small-scale commercial buildings can also enhance urban quality of life.
