DLF Targets ₹58,000 Crore Luxury Housing Expansion in Delhi-NCR and Mumbai
Real estate giant DLF plans massive luxury project launches over the next three years.
1Strategic Expansion Plans
DLF Ltd has announced plans to launch luxury housing projects with a combined revenue potential of ₹58,000 crore over the next two to three years. This expansion focuses on the Delhi-NCR and Mumbai markets, driven by sustained demand from both homebuyers and investors seeking high-end residential properties in major metropolitan hubs.
2Recent Development Track Record
The company has demonstrated significant momentum by launching projects covering 14 million square feet over the past two and a half years. These developments represent a revenue potential exceeding ₹56,000 crore, with approximately 50 percent of these projects launched during this specific timeframe, establishing a healthy pipeline for the medium term.
3Ultra-Luxury Project Timelines
Aakash Ohri, MD and Chief Business Officer of DLF Home Developers, confirmed that ultra-luxury projects in Mumbai and Gurugram are scheduled for launch in the second half of the current financial year. This follows a broader strategy announced earlier this year to develop 37 million square feet with ₹1,14,500 crore revenue potential.
4The Dahlias Performance
The Dahlias, a super-luxury project in Gurugram, has seen sharp price appreciation since its October 2024 launch. Spanning 17 acres in Phase 5, the project features 420 units, with 275 units already sold by September. Notably, a single penthouse in this development was sold for ₹271 crore during the month of August.
5Financial Performance Metrics
DLF reported a 10 percent year-on-year increase in consolidated net profit, reaching ₹1,301.35 crore for the second quarter of the current financial year. Total income for the July-September period rose to ₹2,297.30 crore, compared to ₹2,261.80 crore in the previous year, primarily supported by higher other income and reduced operational expenses.
6Sales Targets and Growth
The company recorded property sales worth ₹4,457 crore in the first half of the current financial year. Looking ahead, DLF has set an ambitious target for sales bookings of approximately ₹20,000 crore for the 2026-27 financial year, reflecting confidence in the ongoing demand for premium residential assets across their primary operating regions.
7Portfolio and Development Scale
DLF has successfully developed over 185 real estate projects, encompassing more than 352 million square feet of space. Beyond residential, the firm maintains a robust rental commercial portfolio of 50 million square feet, including offices and malls, with a total development potential of 275 million square feet across all its segments.
8Market Position Implications
As India's largest real estate company by market capitalisation, DLF's aggressive expansion into luxury housing signals a shift toward high-margin segments. By leveraging existing land banks and strong brand equity in Delhi-NCR and Mumbai, the company aims to capitalize on the premiumization trend currently reshaping the urban Indian real estate landscape.
