1Project Scope

Named 90/100 after its address, the project combines a 1905 warehouse with a seven-story contemporary structure in Winnipeg's East Exchange District. Spanning 179,000 square feet, the mixed-use development includes 206 residential units and 6,000 square feet of commercial space. The design intentionally contrasts with the area's conventional opaque residential buildings.

2Architectural Approach

5468796 Architecture aimed to create a physically and symbolically 'open' building through careful massing choreography, open spaces, and glazing. The project balances urban fabric with bold geometry and material precision. The historic warehouse's character is preserved while harmonizing with the modern addition.

3Technical Team

Scatliff + Miller + Murray handled landscape architecture, while Lavergne Draward & Associates took structural engineering. MCW Consultants managed electrical and mechanical systems, with Barnes & Duncan responsible for civil engineering and quantity surveying. Footprint provided energy consulting services.

4Location and Context

The East Exchange District is known as Winnipeg's historic industrial area. The project contributes to the urban renewal of this district. Located on a long, narrow parcel, the building complements the historic fabric while adding a modern identity to the neighborhood.

5Material Choices

The design preserves the historic building's brick facades while using glass and metal materials for the new addition. This contrast emphasizes the 'old and new' dialogue. Material selections were based on both durability and aesthetic considerations.

6Sustainability

Energy efficiency was prioritized in the project. Systems developed with Footprint's consultancy optimized energy consumption. Rainwater management and green spaces were other measures implemented to reduce the project's environmental footprint.

7Community Impact

This medium-density development aims to bring vibrancy to the area. The diversity of residential units and presence of commercial spaces create a 24-hour life cycle in the neighborhood. The project also preserves the area's identity as a cultural heritage site.

8Architectural Significance

The 90/100 project presents a successful synthesis of historic preservation and contemporary design. Contributing to Winnipeg's urban fabric, it sets a reference for similar transformations. Through this project, the architecture firm establishes new standards in material and spatial usage.
