Fran Silvestre Arquitectos Completes Minimalist Bellavista 11 Villa in Ibiza
A single thin concrete plane defines the hillside villa's architectural form and topography.
1Architectural Concept and Topography
The Bellavista 11 villa in Ibiza utilizes a single fifteen-centimetre thick white concrete plane to navigate the steep hillside. Designed by Fran Silvestre Arquitectos, the structure folds and steps down the terrain. This minimalist approach aims to resolve complex site conditions while maintaining a continuous, singular geometric form across the landscape.
2The Roca Views Development
Bellavista 11 serves as the inaugural project within The Roca Views, a collection of six luxury homes located in Roca Lisa. The studio plans to unify this development through rectilinear forms and white-walled aesthetics. These residences represent a contemporary reinterpretation of the traditional white-walled architecture historically found throughout the Mediterranean region.
3Spatial Organization and Volumes
The residence is divided into three distinct low-slung volumes to manage the slope effectively. The layout begins at the highest point with a garage and access staircase, transitions into a central social living area, and concludes with a private block containing five bedrooms. Each volume is oriented to capture specific landscape views.
4Structural Integration of Planes
The defining concrete plane serves multiple functional roles beyond mere aesthetics. As it descends the hillside, the element creates expansive roof terraces atop the lower volumes. It further folds to form interior floor plates and additional lower-level terraces, demonstrating a highly efficient use of material to generate shade and structural organization.
5Mediterranean Climate Adaptation
The design prioritizes passive environmental control by utilizing white surfaces to reflect intense solar radiation. By learning from traditional Mediterranean building techniques, the studio incorporates deep shade and protection from the sun. These features are resolved using modern construction methods, ensuring the home remains comfortable despite the region's high thermal exposure.
6Materiality and Light Dynamics
Interiors feature pale stone flooring and timber carpentry to complement the minimalist white walls. The architects treat light as a primary building material, observing how it transforms interior spaces throughout the day. Full-height sliding glass doors with hidden tracks allow for a seamless transition between the open-plan living areas and exterior terraces.
7Studio Design Philosophy
Founded in 2005, Fran Silvestre Arquitectos consistently employs singular geometric gestures in their residential projects. Previous works include a home in Madrid composed of white cylindrical volumes and the stepped Villa 95 in Andalusia. Their practice focuses on clarity of materials and the evolution of traditional forms into contemporary architectural statements.
8Project Significance and Impact
Bellavista 11 exemplifies the studio's ability to harmonize modern minimalism with challenging coastal topography. By resolving complex programmatic needs through a single structural element, the project establishes a new standard for the Roca Views development. It highlights the potential for simple, bold geometric interventions to redefine luxury residential design in Mediterranean settings.
