La Réserve Firenze Debuts Luxury Residential Hospitality in a Renaissance Palazzo
A historic Florentine palazzo transforms into an exclusive six-apartment luxury residence concept.
1Evolution of Aparthotel Concepts
The aparthotel sector has shifted from basic serviced residences to high-end, design-focused private living. La Réserve Firenze represents this transition by blending the autonomy of a private home with the refined services of a luxury hotel. This model targets travelers seeking an authentic, local experience within a sophisticated, historically significant architectural setting.
2Restoring a 15th-Century Landmark
The project occupies a 15th-century palazzo in Florence’s Oltrarno district, previously utilized as student accommodation. Owners Olivia and Grégory Marciano acquired the building in 2022, initiating a four-year restoration process. Their goal was to recover the structure's original architectural character while adapting the interior spaces to meet the requirements of contemporary luxury living.
3Design Philosophy by Gilles Boissier
Designers Gilles Boissier focused on preserving original features like coffered ceilings, frescoes, and intricate woodwork. They avoided a strict period-recreation approach, opting instead for understated contemporary furnishings. By utilizing a restrained material palette, including local Siena travertine and traditional cotto terracotta, the design ensures the Renaissance heritage remains the primary focal point.
4Curating a Residential Atmosphere
The property achieves a home-like intimacy through the strategic layering of antique furnishings and personal art collections. The Marcianos integrated their own curated objects and art books to soften the architectural formality. This eclectic mix of historic tapestries and modern furniture creates a distinct, personalized environment that feels more like a private residence.
5Apartment Configuration and Amenities
The property features six apartments ranging from one to three bedrooms, each equipped with full kitchens and spacious living areas. The three-bedroom duplex stands out with a private rooftop terrace offering views of Palazzo Pitti. Shared facilities include a library, a games room with a billiard table, a gym, and a secluded courtyard.
6Service Model and Independence
Residential independence is balanced with high-touch hotel services. Housekeepers prepare breakfast within the apartments, while guests can order meals from Trattoria Cammillo or hire private chefs. A dedicated house manager oversees daily operations, ensuring that the level of service remains consistent with the standards expected at a luxury hospitality address.
7Concierge and Bespoke Experiences
A round-the-clock concierge service provides guests with tailored access to local experiences. Offerings range from private cultural tours and wine tastings at regional Tuscan estates to exclusive tennis access at the owners' nearby property. This concierge model emphasizes deep local integration, allowing guests to engage with Florence beyond the typical tourist path.
8Strategic Market Positioning
By partnering with Michel Reybier, founder of La Réserve Hotels Private Homes, the project secures a niche in the high-end hospitality market. This collaboration leverages the brand’s reputation for intimate, location-rooted addresses. The resulting property serves as a blueprint for how historic urban assets can be repurposed into profitable, luxury-tier residential hospitality products.
