262 Fifth Avenue Pairs Sculptural Architecture With Serene Interiors
An exo-core structural design enables column-free luxury residences in Manhattan's NoMad tower.
1Innovative Exo-Core Structural Design
The 860-foot tower at 262 Fifth Avenue utilizes an exo-core arrangement, moving elevator shafts and MEP risers outside the apartment perimeter. Developed by Meganom with WSP and GEA, this engineering strategy eliminates interior columns. This creates 26 full-floor and duplex residences characterized by completely unobstructed, flexible, and open living spaces.
2Sculptural Aluminum Facade Elements
The building's exterior features over 220,000 anodized aluminum brick elements. These textured surfaces are designed to capture and reflect daylight as the sun moves across the city skyline. At the crown, a 70-foot oculus frames an inverted arch finished in 24-karat gold, crafted in collaboration with the Florentine atelier Giusto Manetti Battiloro.
3Passive House Sustainability Standards
The project integrates Passive House principles to enhance resident comfort and environmental efficiency. Key technical features include triple-filtered fresh air systems and radiant floor heating provided by Rehau. These systems ensure a high-performance indoor climate while maintaining the aesthetic integrity of the large-scale, floor-to-ceiling windows that reach up to 20 feet.
4Interior Design Concept Philosophy
Norm Architects defined the interiors through three concepts: Sanctuary in the Sky, Soft Elegance, and Sculptural Balance. The design aims to provide a retreat from the intensity of Manhattan streets while maintaining a visual connection to the city. Natural light is utilized to create shifting patterns of shadow across the residential surfaces.
5Materiality and Restrained Palette
The interior design employs a tone-on-tone palette to emphasize the inherent qualities of selected materials. Sustainably sourced oak flooring by Listone Giordano provides a warm foundation, while Trapattoni Marmi’s Grigio Alpi stonework adds substantial presence to kitchens. These elements are complemented by minimalist fixtures from Ceadesign to maintain a clean, cohesive visual language.
6Customized High-End Interior Finishes
Several specialized manufacturers contributed to the bespoke interiors. Molteni C produced the kitchens and wardrobes, while Perugini finished staircase handrails in leather. Custom doors by Lualdi incorporate acoustic insulation without disrupting clean lines. Glare-free lighting by Flos, integrated with Lutron controls, provides illumination that does not distract from the building's architectural form.
7Collaboration Between Design Studios
This project marks the first Manhattan luxury residential development for both Meganom and Norm Architects. The structural decisions made by Meganom create the necessary flexibility for Norm Architects to implement their interior vision. Their collaboration demonstrates how structural engineering and interior design can align to create calm environments at significant scale.
8Architectural Impact on Urban Living
By prioritizing human significance in simple forms, the project seeks to redefine high-rise living. The integration of sculptural exterior elements with serene, customizable interiors addresses the need for intimacy within a massive tower. The result is a residential experience that balances the scale of the city with the quietude of a private home.
