SOM Unveils Design for Luxury Waterfront Development on Australian Pier
The project transforms Geelong's historic Cunningham Pier into a mixed-use luxury destination.
1Strategic Waterfront Transformation
Architecture firm SOM won the competition to redevelop Geelong’s historic Cunningham Pier in Victoria. The 10,000-square-metre project, commissioned by Gurner Group and Costa Property Group, aims to convert the site into a pedestrianized destination. This development integrates public spaces, luxury apartments, and a 200-room hotel directly over the Corio Bay waters.
2Historical Site Evolution
Originally constructed in 1855 to facilitate railway access for docking ships, the pier underwent a major refurbishment in 1929. Currently serving as a parking area with limited restaurant space, the site will now undergo a significant structural evolution. SOM plans to preserve the existing pier structure while building new construction above it.
3Record-Breaking Architectural Design
The centerpiece of the proposal is a 34-storey tower located at the pier's end. Featuring a trefoil plan with three tapering cylinders, this structure will surpass the 21-storey Miramar tower to become Geelong’s tallest building. The design aesthetic utilizes rounded edges and layered terraces to mimic marine forms and water movement.
4Mixed-Use Luxury Integration
The development will house approximately 280 luxury apartments alongside 12 exclusive waterfront villas equipped with private yacht berths. Beyond residential units, the project incorporates shops, restaurants, and sports courts situated on floating platforms. These amenities are designed to establish the pier as a functional neighbourhood rather than just a tourist destination.
5Public Realm Connectivity
An elevated public promenade serves as the primary organizing spine for the entire proposal. Visitors will access the revamped pier through a new public square featuring water elements. This pedestrian-focused approach aims to connect the city center directly to the waterfront, facilitating better access to views across the Corio Bay.
6Ecological and Marine Focus
SOM has incorporated an ecological strategy to support local biodiversity within the redevelopment plan. The project involves creating new marine habitats beneath the pier to ensure the waterfront serves both public life and marine life. This dual-purpose approach highlights a commitment to environmental stewardship alongside the high-end commercial construction goals.
7Broader Portfolio Context
This Australian project aligns with SOM’s recent global focus on complex waterfront and infrastructure developments. The firm recently unveiled a tiered skyscraper design for a Chicago waterfront site and is currently planning a 20-storey data center in Kansas City. These projects demonstrate the studio's ongoing expertise in large-scale, multi-functional urban design.
8Future Urban Impact
By layering modern luxury infrastructure over a 19th-century foundation, the project redefines Geelong’s skyline and public utility. The combination of residential, commercial, and marine-focused design elements creates a new model for coastal urban renewal. This development marks a significant shift in how historic maritime assets are repurposed for contemporary economic growth.
