1Zhangjiang Hub Delivery

Global architecture firm NBBJ has completed the Shanghai Science and Technology Investment Tower in Zhangjiang Science City. Commissioned by Shanghai Lujiazui Financial and Trade Zone Development Co., the complex spans 127,000 square meters. The project integrates office space, commercial retail, and hospitality programs into a single strategic urban development.

2Architectural Design Leadership

Lead architect Yanko Apostolov directed the design alongside a multidisciplinary team from NBBJ. Local execution was supported by East China Architectural Design & Research Institute Co., Ltd. (ECADI). Landscape planning involved collaboration between NBBJ and SWA, while UnoLai Lighting and ALT Cladding served as lighting and facade consultants.

3Targeting Tech Tenants

The development is designed to attract advanced technology enterprises, with a primary focus on artificial intelligence organizations. Positioned within the core business district of Zhangjiang Science City, the facility aims to establish an operational platform that supports scientific research and fosters commercial collaboration among emerging enterprise tenants.

4Specialized Facade Engineering

Construction required complex facade engineering managed across dedicated contractors. Shanghai Full Arts Curtain Wall Engineering completed the exterior envelope for office areas. Meanwhile, Jangho Curtain Wall Engineering handled the hotel and retail components, following testing and structural validation conducted by Shanghai Meite Curtain Wall System Co.

5Material Specification Details

The tower incorporates architectural materials and hardware from manufacturers including PPG, Dorma, and Boweite. General contracting was executed by Shanghai Construction Group, ensuring structural coordination across all commercial sectors. SFAP documented the completed built form, capturing the finished architectural envelope and integrated public realm spaces.

6Integrated Mixed-Use Program

By combining corporate workspace, hospitality accommodation, and retail storefronts, the project addresses the infrastructure demands of technology workers. This programmatic mix reduces daily commuting requirements and provides on-site amenities for business travelers, researchers, and local professionals operating within Shanghai's competitive innovation ecosystem.

7Urban Economic Context

Zhangjiang Science City represents a key district in Shanghai's broader strategy to establish an international science and technology hub. Developments like this tower provide the physical density and modern floor plates necessary to accommodate scaling research institutions and institutional venture capital firms seeking high-spec commercial real estate.

8Catalyst for R&D Growth

Completed in 2024, the mixed-use tower provides functional capacity for high-density innovation clusters. As specialized infrastructure for technology firms, the development delivers flexible commercial assets capable of supporting ongoing research initiatives, cross-sector enterprise partnerships, and long-term economic development across the Pudong region.
