Renovation of the Core Area of TAFA Art Block
Mix Architecture revitalizes Tianjin's historic district through a four-zone urban integration strategy.
1Project Context and Location
The TAFA Art Block renovation project is situated west of the Tianjin Academy of Fine Arts. This century-old urban fabric near the Sancha Estuary had remained a dormant value depression for decades. The project aims to bridge the gap between historical architecture and the modern cultural flows of the nearby Haihe River.
2Strategic Partnership Origins
In 2022, the Hebei District Government of Tianjin and the Tianjin Academy of Fine Arts formalized an agreement to drive campus development. This collaboration initiated the comprehensive enhancement of the surrounding area, serving as the primary catalyst for the TAFA Art Block urban renewal project, which officially reached completion in 2026.
3Four-Zone Fusion Concept
The design team and operators implemented an open art district model based on a four-zone fusion. This strategy integrates the neighborhood, the campus, the scenic area, and the community into a cohesive urban experience. The core area is physically divided by Tianwei Road into Zone A in the south and Zone B north.
4Scale and Technical Scope
The renovation encompasses a total area of 17,894 square meters. The project required extensive multidisciplinary coordination, involving specialized leaders for structural, HVAC, electrical, and water supply systems. The construction was executed by the Shanghai Construction Group, ensuring that the large-scale site met the complex requirements of the modern urban renewal design.
5Design and Planning Leadership
Mix Architecture led the design efforts, with Tang Tao and Liu Wei serving as the lead architects. The project team included a vast array of designers, interns, and professional leaders. Their collective work focused on interior design for public areas, facade aesthetics, and landscape architecture to ensure a unified visual identity.
6Operational and Stakeholder Integration
The project client is the Tianjin Xincheng Urban Renewal Construction and Development Co., Ltd. Planning and operational management are handled by the Tianjin Yiwenruncheng Urban Renewal Industry Operation Co., Ltd. This structure ensures that the physical renovation aligns with the long-term commercial and cultural sustainability goals of the Tianjin district.
7Execution and Technical Oversight
Construction drawings were managed by the Tianjin Housing Appraisal Architectural Design Institute Co., Ltd. The project also integrated specialized lighting and signage design to enhance the visitor experience within the art block. These technical layers were essential to transforming the previously dormant site into a functional, high-traffic cultural destination for Tianjin.
8Urban Impact and Legacy
By 2026, the completion of this project marks a significant shift in the Sancha Estuary area's development. The integration of academic and public spaces provides a model for urban renewal in historic districts. The success of this renovation depends on the continued synergy between the academy, the government, and local operators.
