1Ambitious Coastal Masterplan

Architecture studio SOM has revealed designs for Alam Al Roum, a new city spanning 20.6 square kilometres near Marsa Matrouh. The project stretches 7.2 kilometres along the Mediterranean coastline. Developed for Qatari Diar, the masterplan aims to transform the region into a vibrant, year-round destination rather than a traditional seasonal resort area.

2Integrated Water Management

The design features 22 kilometres of seawater-connected lagoons that weave through the built environment. These water features serve a dual purpose, providing recreational swimmable spaces while functioning as a critical stormwater management system. This infrastructure is designed to integrate seamlessly with the city's urban fabric, enhancing both aesthetics and environmental resilience.

3Climate-Responsive Urban Design

SOM oriented buildings and public spaces to leverage coastal breezes and natural sunlight effectively. To address changing coastal conditions, the development will be elevated. Natural interventions, including riparian buffers, stormwater wetlands, and stabilized dunes, are incorporated to protect the waterfront areas, ensuring the city remains resilient against long-term climate change impacts.

4Diverse Urban Infrastructure

The city will comprise beachfront and lagoon-side neighbourhoods, town centres, and hospitality resorts. Additional facilities include golfing areas, an education district, and a dedicated business hub. A grand urban boulevard will serve as the primary spine, connecting an international marina on the Mediterranean Sea with a mobility hub located further inland.

5Cultural and Social Hubs

The waterfront downtown area is planned as a year-round cultural centre. Key features include a cultural pier, a lighthouse, an amphitheatre, a yacht club, a mosque, and various markets. These elements are intended to foster social interaction and establish the city as a significant cultural destination within Egypt's north coast landscape.

6Phased Development Timeline

Development is scheduled to commence in 2030 with the first phase. This initial stage covers a four-square-kilometre area, focusing on the beachfront stretch, open-sea-connected lagoons, and the town-centre marina. This phased approach allows for the systematic implementation of the complex infrastructure required to support the city's long-term growth and operational needs.

7Strategic Vision and Partnership

Qatari Diar CEO Hamad bin Talal Al-Thani stated the project aims to set a new benchmark for integrated coastal development. By combining nature, hospitality, and everyday life, the partnership seeks to reflect the unique character of Egypt's north coast while utilizing a global network of experts to execute the complex design.

8Context of Egyptian Expansion

This project follows Egypt's recent establishment of a new capital city east of Cairo. SOM previously provided the initial design concept for that capital, which was later developed by Dar al-Handasah Shair Partners. Alam Al Roum represents a continuation of large-scale urban development efforts currently shaping the modern Egyptian landscape.
