CarbonAI Secures Twelve Million Dollars for Real Estate Underwriting Automation
Cowboy Ventures backs autonomous AI agents streamlining commercial property debt workflows.
1Twelve Million Dollar Injection
CarbonAI raised $12 million in a funding round led by Cowboy Ventures, announced on October 15. Timber Grove Ventures, Bling Capital, and Max Ventures joined the round. The New York company did not disclose a valuation or official financing stage, focusing entirely on automating commercial real estate lending analytical workflows.
2Rapid Early Revenue Growth
The startup achieved seven figures in contracted revenue within six months of launching its initial product suite in early 2025. Co-founders Jeff Saul and Josh Kaufman previously underwrote commercial real estate at Starwood Capital, Morgan Stanley, and Guggenheim, after which they built the deal platform Nativ and sold it to Built.
3Targeting Critical Debt Volume
The platform targets an immense commercial property market totaling $20 trillion, where $875 billion in mortgages mature this year according to Mortgage Bankers Association figures. The industry spends roughly $50 billion annually underwriting these loans. Debt funds, mortgage real estate investment trusts, and agency multifamily lenders represent the primary target customer segment.
4Multi-Step Long-Horizon Agents
CarbonAI employs connected analytical agents to extract unstructured data from rent rolls, leases, financial statements, and legal agreements. The software builds custom underwriting models, drafts investment memos, and highlights critical risks. Every extracted number links directly back to its source document, while decisions requiring subjective judgment route directly to human lenders.
5Enterprise Integration and Security
The system configures directly around a lender's proprietary underwriting templates, specific risk criteria, and custom formats. CarbonAI operates on encrypted U.S. hosting with single sign-on, role-based access, and a strict policy against training models on customer data. The company reports up to 90% time savings on selected core underwriting tasks.
6Continuous Post-Closing Surveillance
Beyond loan origination, the platform provides ongoing monitoring to detect emerging property risks before standard manual quarterly reviews occur. Commercial lender Greystone is an early customer, with co-president Mordecai Rosenberg citing automated due diligence collection. The platform maintains linked historical asset records, though external data refresh frequencies are not fully disclosed.
7Global Regulatory Classification Complexities
CarbonAI currently operates exclusively within the United States. Under the EU AI Act, evaluating consumer credit is deemed high-risk, whereas corporate underwriting typically falls outside Annex III restrictions. However, that regulatory boundary blurs when commercial property sponsors provide personal guarantees, triggering natural person creditworthiness scrutiny with enforcement deadlines reaching December 2027.
8Broader Competitive Landscape
European real estate tech faces margin pressure amid elevated interest rates, highlighted by the departure of Revolut's property lending chief. Meanwhile, adjacent autonomous finance platforms continue securing capital, including Berlin-based business lending startup Taktile raising $110 million and Vesta securing $30 million. Operational success will hinge on verifiable task execution accuracy.
