262 Fifth Avenue Pairs Sculptural Architecture With Serene Interiors

An exo-core structural design enables column-free luxury residences in Manhattan's NoMad district.

1Innovative Exo-Core Structural Design

The 860-foot tower at 262 Fifth Avenue utilizes an exo-core arrangement, placing elevator shafts and MEP risers outside the apartment perimeter. Developed by Meganom with WSP and GEA, this engineering strategy eliminates interior columns. This configuration ensures that all 26 full-floor and duplex residences remain completely open and highly customizable for residents.

2Sculptural Aluminum Facade Elements

The building's exterior features over 220,000 anodized aluminum brick elements designed to capture and reflect shifting daylight. At the crown, a 70-foot oculus frames a 24-karat gold inverted arch. This intricate detail was crafted in collaboration with the Florentine atelier Giusto Manetti Battiloro, known for restoring historical landmarks like Big Ben.

3Passive House Sustainability Standards

The project integrates Passive House principles to enhance residential comfort and environmental efficiency. Key features include triple-filtered fresh air systems and radiant floor heating provided by Rehau. These technical choices ensure that the high-scale tower maintains a controlled, healthy indoor climate while minimizing energy consumption throughout the year for all occupants.

4Norm Architects Interior Philosophy

Copenhagen-based Norm Architects led the interior design, focusing on three concepts: Sanctuary in the Sky, Soft Elegance, and Sculptural Balance. The studio aimed to create a retreat from the intense city streets below. By utilizing floor-to-ceiling windows reaching 20 feet, they maintained a strong visual connection to the surrounding urban landscape.

5Materiality and Tone-on-Tone Palette

Interiors utilize a restrained, tone-on-tone palette to emphasize natural material qualities. Sustainably sourced oak flooring by Listone Giordano provides a warm foundation, while Trapattoni Marmi’s Grigio Alpi stone adds substantial texture to kitchens. Minimalist fixtures from Ceadesign and leather-finished handrails by Perugini further refine the tactile experience within these expansive luxury residential spaces.

6Integrated Acoustic and Lighting Solutions

Custom doors by Lualdi incorporate acoustic insulation to maintain clean lines without compromising sound privacy. Glare-free lighting by Flos, integrated with Lutron controls, illuminates the spaces without distracting from the architectural form. These hidden technical systems ensure that the focus remains on the interplay of light and shadow across surfaces.

7Collaborative Design and Execution

Boris Kuzinez of Five Points Development Group emphasized that architecture should protect and shape human environments. The collaboration between Meganom and Norm Architects represents the first Manhattan luxury project for both studios. Their partnership successfully balances the building's massive scale with the intimacy required for high-end residential living in New York.

8Redefining Urban Residential Living

The project demonstrates how structural innovation directly enables superior interior design outcomes. By moving service infrastructure outside, the architects achieved a level of flexibility rarely seen in high-rise construction. This synthesis of sculptural exterior form and serene, functional interiors establishes a new benchmark for luxury residential developments within dense urban environments.
